US-based OpenAI has chosen Delhi to house its first office in India with the ChatGPT owner leasing a 50-seater office space with premium flex workspace provider CorporatEdge, said two people aware of the development.
This August, OpenAI CEO Sam Altman had announced that the company is looking to open an office in India.
The people cited above said the company was specific about its need for a Delhi address and was not considering the business suburbs of Gurugram or Noida.
“The deal signifies the importance of AI firms who can be a big driver of commercial real estate absorption going forward,” one of the persons said. “Also, these companies will look for managed office space rather than going for a traditional office.”
OpenAI did not respond to an email query while CorporatEdge declined to comment.
“AI adoption in India has been amazing to watch—ChatGPT users grew 4x in the past year—and we are excited to invest much more in India!,” Altman had said in a post on X in August.
CorporatEdge, which had recently leased 51,000 sq ft at Godrej GCR in Gurugam, is expected to close this fiscal year at 590,000 sq ft of operational and signed portfolio.
The company has also leased 36,000 sq ft in Dubai, marking its international expansion.
According to property consultancy CBRE, India’s flexible office stock is set to grow to 125 million sq ft by 2027 from 80 million sq ft in 2024. The Delhi-National Capital Region is expected to account for nearly a quarter of this increase.
Credit rating agency Icra also highlighted a major shift in occupier behaviour, with large enterprises driving 55–60% of the demand, a sharp departure from the startup era.
